I know there are many pros and cons to every strategy, and we are open to all suggestions and strategies, but through the research we have done we seem to find these three to be the most promising when starting out.

BUT we have the time to do this bc we are young and don't have kids yet.

The longer I stay in real estate, the more the nice part wear away. 

So we are burdening all of the costs associated with all of the profit that is being split. 

Let's say i find an investor willing to throw in the remainder and we are able to acquire the hard money loan.

We are good friends but his interest in real estate only gets him so far, likes the money but doesnt want to do the leg work when looking for others.

When I was googling for my current situation this BP post from about a year ago came up :-)My current situation ties in a bit. 1) We are wanting to 'convert' our SOLO401Ks from Traditional to ROTH.

We have yet to get prequalified but I believe we are ready to take the steps to doing so.

We are going to be talking about buy and hold strategies to maximize profits by using lease options.
