I would consider updating the furnace up front if it's going to be vacant.

I'd get this report updated once you have a better idea of actual averages (apologies if this is using actuals and kudos on getting that bill so low) so that you have a better idea of your "real/actual" cash flow over an estimated.I'm frankly not sure which of your exit strategies I'd consider as I have no experience sell-side.

Here's an awesome update on this deal:In Denver (and most of the US) housing values have gone up a ton in the past 7 months that I've owned this home, so I decided to look into a refinance already! 

Did minor updates myself, such as a new full privacy fence.Have been renting it out for about $300 cash flow for 3 years.

Everything with housing has slowed to a crawl as well, so it's unlikely they'll get their updated voucher, find a new place, and get inspections done within a reasonable timeframe.

We have since updated the house by redoing the kitchen (quarts counter tops, tile floor, tile backsplash, and upgraded to stainless steel appliances.
