Obviously with me contributing 80% or more on a project, as well as doing all of the footwork, it wouldn't be fair to split my profit with a contributor 50-70%.

In this case, you might be to contact the city and do a lot split and have the one lot rezoned into two.

If you represent ongoing business then say paying 5,000 more on a property equates to another 150 bucks on commission before a broker split so I do not seeing them risk the relationship for that.

I would consider trying to work out a partnership agreement in that you split any profit you can get above and beyond $1.8 million with you aggressively contacting the developers in your area etc.One thing to note though is a property like this sounds like any developer would want significant surveys, environmental studies, etc in advance of closing a purchase which might limit what can be done in 90 days.Hopefully others jump in to help you out

Renters are solid, one 8 year, one three year, one very good Section 8, and a new (14 months ago) that has done well so far.One thing that separates my 4 from the others around it, aside from the fact that it's the most well built and kept up 4-unit in the area, is that it has a full basement, split down the middle, 1000 sf on each side, with 20 year old complete plans to build out two more apartments.

Nothing wrong with owner financing, we will sometimes partner in a JV with an owner stuck with an existing property....we do what we do, get it turned around and split the profits on the sale.
