At the very least all the wood needs repainting but it is rotting in more than one place.

Did anyone notice the natural wood/glass top coffee table on the episode 2?! 

Willamina is my neck of the woods. 

Inspectors may not be trained to calculate loads, size lumber and fasteners etc. . however, they better be able to read plans (and if wood was retrofitted, its not going to be like the plans anymore). 

Unfortunately, I can see where the wood is rotten (from the carpet tacks) and where it was moist but even after tearing apart the walls I was unable to locate where the water is coming from.

I'll be sure to reach out if I end up in your neck of the woods.

But there is also a niche of vacation properties on the woods that many tourist come looking for.

The expectation in my neck of the woods is price will be flat and growth will be slower.

Most of that $30k was used to update the AC, build a shed/workshop for my wife's carved wood item business that she recently started, dig a well for the sprinklers, remove a dead tree, and remodel the kitchen after a plumbing leak developed in the foundation of our home a few months after moving in.
