Thanks for your reply, I'm using different accounts per business and do not commingle the funds.I think that leveraging the class/location feature in Quickbooks can be good enough to differentiate the accounting aspect of the three.Currently, I decided to setup the properties as customers, and the tenants as sub-customers of their respected property(=parent customer).

My cash flow on the 2 rentals is roughly 700/mo although I roll that back into the payment on both respective homes. 1 of the rentals has 100k equity in it, the other has about 35k and my primary is a new purchase so only has 15-20k.

The proximity to shopping on Truxel, access to the river, an ability to shoot to the Bay Area real quick if need be, the new construction over there is great for property values and there’s a ton of improvement going on in south and north natomas respectively.
