Running the numbers yourself in TT will prepare you for working more efficiently with a pro to review and bless it before hitting the "send" button.

We started with Lithia, FL as we have military family that gave great reviews of the area (ie. fish hawk highly rated schools, increasing property values, military family renting in the area). 

I set up a time to inspect the property and sit down with the tenant and review the existing lease with them.

They have leases reviewed by lawyers from my understanding.

Think about whether the actual apartment is worth losing the $500 or the rent price, check online reviews, ask to tour the apartment again and talk to neighbors to reconfirm your decision. 

I usually look at the reviews and look for 4.5 stars with at least 10-15 reviews. 

Go read some consumer-written reviews, google business or yelp, or wherever you like to read reviews that isn't pay-to-play (JD Powers, BBB, etc, are p2p).

Read reviews and find people that have made other investors happy, talk to those investors as well.
