I've been having issues with bigger pockets changing the formatting so I appoligize if it is hard to read:I can give you some general info on insuring the property:Here are some things to lookout for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

You may want to factor in the costs to ultimately replace items like water heat, furnace, roof, etcI also think real estate taxes seem low, i know this property is in Canada and I dont know how much Canada charges for property taxes but $2,000 is less than 1% of the purchase price of $250,000 to $260,000.

. - Confirm gas, electric, water are all ON - Turn on heating unit, turn on AC (if applicable) and confirm heat/air coming through all vents - Run all faucets, shower, and flush all toilets, check for active leaks - Test every light fixture and every outlet - Confirm all appliances work - Check all windows/doors for any issues (air gaps, water leaks, locking, not opening/closing, slamming windows, etc.)
