Happy to share my tax person's info - she lives in North Carolina but has a property in Virginia Beach (though she keeps that one for personal use).

The most desirable (and expensive) areas are some of the outskirts of downtown by the river (Riverside, San Marco, Avondale), and the south east quadrant of Jax, and of course the Beaches. 

The location of this house is going to be the reason that it will be valuable for the long term. 10 minute walk down to Lake Pend Orielle with plans to build a community beach in the near future.

I am not thinking a beach/coastal house, but in a town like Washington, Edenton, New Bern, etc.

They use their lake or beach house personally as well as renting it.

Investment Info:Condo buy & hold investment in Jensen Beach.

The market looks like it’s hit it’s peak in Charleston and Myrtle Beach area.

Don't have much insight to your questions but I've been targeting more north between Delray and West Palm (like Boyton Beach) and haven't seemed to find many MFUs under FHA limits that don't need a good amount of upgrades and area in neighborhoods that meet my criteria.
