No way I’d go under contract without $500-1000 option fee (on a small SFH) and at least 5-10k on a multiFYI I’m a Cali guy buying in Texas (Houston).

Better yet, try to get your mortgage through a small regional bank or credit union in the area you are trying to invest in.  

White makes small rooms feel bigger and we use cabinets and tile to provide accent. 

I would do that by using only a small HELOC to provide for a 15% or 20% down payment on the investment house.
