Most lenders are going to want 15-20% in equity before they refinance a property most times so I do not have a problem with the live-in stipulations for the simple fact that it reminds me alot of the FHA loan that I had been planning to utilize.

How I turned $21,000 into $500,000 in equity and control of a $1 million asset using 1031 exchanges.Purchased condo in 2010ish in Frederick MD for $105k.Sold in 2015 for for $180k and 1031ed into a $400k single family home in Silver Spring MD.Sold that SFH in 2020 for $550k and 1031ed that into an $800k rowhouse in Washington, DC.Property currently valued at roughly $1 million with close to 50% equity in it.

Between all the properties I have $180,000-$200,000 in equity but I am reluctant to refinance again.I have thought of syndication investing but all of my focus has been in this specific niche which might not have been the best decision.
