hello Team,I recently evicted my tenant from my apartment and i was also rewarded the 4,400$ back rent the tenant owned me, now the tenant have moved to a new address that i do not know, which make it hard to take her to court to collect the money owned, i live in Worcester,Ma I have a feeling that she still live in Worcester,  the question is, what are my options at this point to collect the money?

Do you think it's better to do a FHA on a true duplex and take the increase with the mortgage insurance or to do a cheaper single family where I could create a basement apartment as a makeshift duplex paying the 20% to keep the mortgage low and easier to cover with the rent it would generate?

Use zillow or redfin to "browse" recent sales or for sale properties to also give you a better idea about sale prices, or zillow/apartments.com/zumper/etc to get an idea of prevailing rents in those areas.Try to find a local landlord / apartment owner / real estate investor club where you can talk with others about where they are investing in the local area.Find an agent experienced in working with small property investors.
