Love it, except those things can be clunky and high maintenance to keep operational. 

You can be mortgaged to 85% with Freddie Mac if its a single family house with the cash out refi although if you go that high there will be private mortgage insurance to pay for , either monthly or in a lump sum payment at closing. 

Zillow estimates $833k price but that’s a bit high.

I would then put some into a syndication, but I would also highly consider putting some of that money into an S&P 500 index fund and just letting it grow.

There have always been cheaper options for buying/selling using rebate agents or flat fee services but they never took off as a good full time agent paid well enough to be highly focused on your deals has value. 80/20 rule. 

I was a little taken by how high it was but the broker explained that it is always going to hover higher that the traditional which is around 7.5 FHA is around mid 6 right now 

@Ran Fridman it's highly likely if you talk to a tax professional that they will advise against a cash-out refinance before you sell your property for an exchange.

If it's $390 for a doorbell change, wired, all in... ummm... might be on the high-end but it's def. not 'gouging' and def. not unreasonable.... sorry I know it's not what you wanted to hear, again I encourage you to hire those services yourself and you will quickly realize that the trades will charge you the same or likely more, without providing you all the 'extras' like contacting your tenant, or accessing  your property on their own without you present and then locking up, posting it to your property account ledger, etc. etc. --- if they even take the small job at all.

If you and your husband can afford to hold on to your house in Winnemucca while moving to Ohio, I would highly recommend it.
