TLDR: How do I charge for washer dryer hookup giving myself max flexibility? 

My only concern would be finding and interested tenant - I imagine cleaning a 3/2 house for every guest would be very time consuming, so the tenant would need a pretty flexible schedule.

By knowing the "where" and having multiple options on standby for places you would like to buy in, it gives you the flexibility of being able to talk to several brokers in different markets and finding the property that is going to work for you mathematically in a location you already know is going to be effective for your target audience.

If you can wait until you leave your employer and transfer those assets over to a self-directed IRA or 401k, then you can have the best of both worlds - tax advantages and flexible asset options, including real estate.Just a thought.

Once we got some good systems in place, we've been able to travel all over, be flexible enough to be with family whenever we need to, and spend most of our days snowboarding or climbing or mountain biking.
