Hello All,I recently moved to a new house and decided to rent my old one.

The last year and a half I blew thru $50K on updating 2 properties once the tenant moved out .

Need help from the accountants out there, there are a lot of posts on this topic but none I could find that address this question and my CPA wasn't much help (may need a new CPA)...I just moved my buy-and-hold rental from my personal name into an LLC as part of a commercial refi.  

Since they just moved in I wanted to make sure that they know how much noise I will accept.

There is quite a bit to learn so I would say get moving - read, go to meetings, consider working with someone who can help you jump the learning curve, set meetings with potential team members.

Once you have an established relationship with them they can move quickly. 

I rented an apartment and the property management company added 6 k in move out charges to repaint the entire interior of the home due to minor marks (didnt give back 4 k security deposit and charged 2 k on top).

Simply tell the seller you want to purchase the property, and "Here's how I'd like to do it"...Keep investing and moving forward!

A friend turned me onto Bigger Pockets and A Better Life with Brandon and I feel like I'm trying to soak up as much as I can to learn before making my first real estate moves.

We plan to move from here to a bigger place regardless, which could make the rent closer to 4000/month.
