That does not mean trust your gc too much and only go to your property sparingly unless you hire a 3rd party project manager with no incentive to help the gc.

The REO business is pretty right and if the seasoned go-to REO agents found out their properties were being pre-vetted to investors through a third party, there would be an issue.

But, if there are certain circumstances (such as a member of the party is a senior citizen or the conference or event was canceled due to coronavirus precaution) then I would consider making an exception.At all times we would refund the guest's payment if something should happen that would prevent the guest from accessing or using the property, such as it becoming inhabitable due to fire or flood, or a mandatory evacuation due to a storm or hurricane, or roads or airports being closed that would prevent the guest from accessing the property, etc.

Since the governing MLS in the area (some are owned by the local Realtor associations and some by private parties) don't have the listings, many of the local agents don't see the listings and thus competition is reduced (so the argument goes).

An offer, unless it is signed by the other party is meaningless other than it indicates that you're interested in the property enough to make one.I know it can be frustrating to do some legwork on a property and have it sell while that's taking place, but you pulled building permits on it?
