Most of the time, I find the "cheap" band aid fixes just keep you coming back for multiple calls and repairs.

Don't confuse price and value ... just because something is cheap does not always mean it is a better deal or better investment, the opposite is true too.

A "live for free" house hack might not translate into a good deal when fully rented and, conversely, a good rental might not provide cheap living for the year when I am occupying a unit. 

Bad smells, needs new paint.. no big deal and easy/cheap to fix.

Yes, you will spend some money in books, seminars, etc. but that will be the cheap part.  

This area is an hour away from home, expensive, but it offers great return and appreciation.For my next purchase(s) I am looking at areas closer to my current residence in Southeastern Massachusetts for ease of maintenance and also extremely cheap properties.

Ive been playing around on Zillow and the housing there isn't cheap compared to some of the other properties I've seen people posting about on here, is NH a bad market to get started in?

If there is a chance the damage extends into the home into these currently inaccessible areas you might want to ask for a further inspection to areas adjacent to the current damage/infestation. lastly, as a construction business owner the cost for most termite damage repairs is relatively cheap but for a non professional structural termite damage can be a huge expense and should be repaired and treated properly and never covered up as if found out about later legal repocussions could be substantial.
