We hired a contractor to do what we new would require a CSL, not that thrilled with them so far, which is what brought me here. 

I'm seeing around 1.1-1.4% 3-unit properties with around $90-120 per door monthly cash flow, but that is only with the assumption rents are brought up to market and it is not owner occ.

I find this claim *highly* suspicious, for reasons I won’t elaborate on here.But unfortunately there were many people who got taken by this guy and brought RealtyShares on his recommendation.

What brought this on was that I'm looking at houses in the $100k-$150k range and closing costs seem to be anywhere between $3000-$8000, but watching the many podcasts and webinars, Brandon usually only put in like $2000.
