It might be me, that is just not aware, of the cost, I admit that freely.Furnace broke during Christmas (of course it's always at the worst time it breaks) call my goto contractor who goes and looks, said he can fix it the day after, I never get a call.

Kinda similar to 2004-2009 when EVERYONE was doing TICs.  2009-2012 broke a lot of people.A syndicator is in it for fees (and some legal requirements to maintain ownership). 

I am truly a broke college student.

Cities and approvals can kill projects and make people go broke.

I would recommend a house hack to get you started so you can learn the process and not go broke on the first deal.

You know normally I go for broke when it comes to taking risk when it’s just me involved being that I’m young and at the bottom already.
