Hi - I am looking to purchase a property in the Smoky Mountains area and operate as a short term rental.

It ended up being a seller financed deal.  

My goal is to find a property that suits her needs while also serving as a strong long-term investment.

Can you share your experiences on inheriting less than ideal long-term tenants after purchasing a property and how you got through it or resolved it?

I'm spending at least 20-25 hours a week "managing" Suncoast Property Management.

Would you be better off selling it for a profit and investing that money into a rental that's ready to go?

We have a neighbor of a tenant that has called the hoa regarding the tenant smoking in the back yard. 

I have been trying to put together a 5 year general 5 year plan (That is the idea, experience being a landlord might mean I hire a PM and time to scale will likely be longer.).
