@Lucas Carl ah yes - you're hitting that magical point in running a business where you're too swamped to invest in improving the processes, yet can't grow any further until you do 😱Unfortunately, there is no silver bullet when you're at this point.

Most home improvements don't add a lot more value than what it costs to do them.

The letter to send to Tenants needs to be revised to state that Lowes Home Improvement has just announced that they are paying $150 bonus to hire part-time employees. 

We cleared one tenant at a time while repairs and improvements were made to each of the two rental units.

if it is not performing i look at how to improve it or sell it and reinvest in something else.

Howdy BP Community,I am fairly new to BP, so sorry if this is a basic question.I recently listened to BP podcast episode 336 interview with @Robert Jones, and fell in love with his BRRRR-like strategy of taking an owner-occupied mortgage, living in it for a year and a day while improving the home, then renting it out and moving to a new owner-occupied mortgage home.My questions are:I would like to use this strategy, but what is the minimum amount of time I could live in a home before renting it out?

As Mortgage Backed Securities rise in price, interest rates improve and move lower.

Though it's improving, I cannot say that I'd pay $420k for a 4-unit that doesn't even have central air and is right by MLK.
