Through sending out 900 letters to homes in bad shape with good equity I have generated a number of good leads; closed some, still finalizing others, and some just didnt work out after the offer was made.

Going with the 1% rule of thumb for monthly rent seems to work out based on the property value.  

I had a quick conversation with a Citibank rep a few months back and determined from that phone call that any loan they would give me wasn't going to work out.

Also - when you use a high-interest loan to buy the property - like hard money or private money - usually the cash flow doesn't work out because the loan payment is so high.
