- not so hard, and on my end as a lender I certainly don't want to spend time analyzing your tax returns and credit report if you want something that I don't offer (once this was identified, I'd refer you to someone that might be able to help), so everyone wins.3) Counter to number 2, there are still situations where paperwork is needed.

It's good news for existing assets, but makes it harder to win deals.I wouldn't be surprised that in the immediate future we will see more of a flattening of cap rates as the tertiary and secondary markets compress closer to the coastal markets.
