So I think you can certainly do well paying more for small MF on the west coast with tons of demand and very low supply. 

Very interesting to see the high numbers on the east coast.

I have many on the Mississippi Gulf Coast.  

The property manager did not tell me anything about the bulk trash, and had I not gone there the city probably would of penalized me for the trash...Anyway, in both cases it was the biggest property management company in Florida called WatsonDisclaimer: Ive never worked with any of the property managers who are on this forum.However, I would really like to get some recommendations on some property management companies that are checked by you guys1) I have a property in Titusville Florida (I have one recommended property management company but open to more suggestions)2) Palm Coast Florida3) will be moving out of Arizona soon, so will need to find a property management company in PhoenixI hate dealing with handymen/contractors so if you have property management companies who deal with those that would be great.Please guys, give me the names of the companies you have used and liked.

Before you decide to buy everything insight here on the Mississippi Gulf Coast, you will have some competition.

Also, be aware that the realtor assocation(s) in Orlando use a different MLS than Space Coast Assoc. of Realtors, which covers Brevard only. 

This is a longer term buy and hold for us that fit our current lifestyle in what I believe is one of the fastest growing markets on the east coast (Charleston SC) What made you interested in investing in this type of deal?

I will be relocating from the East Coast to the Denver area in the next few months and am interested in house hacking or BRRRR-ing in this area.
