So my offer was sitting around for a week and a half, we (my realtor) had to hound the owner down.

I perused through the Ultimate Beginners Guide last night but plan on taking a deeper dive throughout the week. 

I have a property in New York that I'm putting on the market next week, which should net about $140k in profit after selling it, and I'm planning on rolling that into 2 new property purchases in North Carolina. 

It has been under contract twice and then fallen through, with the listing price lowered once about six weeks ago.

Banks often take longer than that due to appraisals, underwriting, etc.Some banks (investor friendly) can close a deal in 2-3 weeks if it will be a commercial loan that doesn't have to go thru the whole secondary market under-writing guidelines. 

There is a property down the street that was 700k and has 8 units but it was renting weekly to tourists for 8 months or so per year. 

Then guess what, the heater broke down again today, day 2 since notice, one week after the repair.
