The court system is corrupt allowing people to stay rent free forever and ever!!!

I’d recommend using the State’s Webfile system if possible. 

While that can be a place to start, you could be developing your own system, while networking with others.

@Devon Webster - Like others mentioned above you will definitely have more cash flow renting out by the room (check out this company that does it here in Chicago https://bungalow.com/), but it will be 10x the amount of work to keep up with everything, at least until you implement all the systems and processes that would come along with that larger work load.

I can't stand the way our system work's but in the end you simply can't collect from folks. 

IF I had more than 3, I would just run everything through a business bank account and do the splits with a bookkeeping system...

If Royal Oak is where you have contacts for help--contractors, plumbing, electrical etc--start your landlord journey there and then, once you have your systems in order, expand to other areas.
