I still believe that you should focus your efforts elsewhere but it's your decision.

Apart from the profit split (50/50 as you've mentioned), you should really focus on who has effective operational control i.e. who has the decision-making power.

Also, I’m not sure where you are in your career but you need to be able to focus and serve your unit/commander well, especially on deployment.

My focus is now on buy/hold real estate in cash flowing markets in the midwest (which I have not yet accomplished).  

I hear on the podcasts all the time (episode #272 being a great example) that you should focus on finding a great deal and approach a potential investor with that opportunity. 

So one company focuses on large multifamily.

. - I just started trying Cozy as well, but so far it seems to be primarily geared towards listings, screening, and rent payments but not so much focused on organization and management of your rentals.

Your focus should be getting the squatters out asap at the least possible cost to you.
