I'm not opposed to fixer uppers as i can do any repair with the company I also own.

I am new to real estate investing, and had planned on financing a fixer upper, paying cash to rehab, and then refinancing 80% of the new value to recoup my rehab costs.  

Look closely for the non-obvious like wicking up inside of upper Sheetrock and places that are darker and could be damp.
