Looking for an agent for s/e Nashville
Hey BP friends,
I am looking for an agent to work with me to find my next great deal! I'm looking for a 3/2 SFH in the southeast Nashville, TN area, which could be: La Vergne, Smyrna, Murfreesboro etc. Murfreesboro is as far south as I'd like to go. I live in CA but will be traveling there in May then again in December. Looking forward to working with an agent with experience working with investors, and preferably who has investment properties of their own.

Criteria:
3/2+ SFH
Built after 1980
No HOA
To be financed at 80% LTV
Not a “fixer-upper”. Would like to do standard maintenance only (painting, etc as needed)
Cap rate > 8%
Purchase price < 120k
Meets the 1% rule
Ability to acquire at ~20% discount to market price due to motivated seller, REO, etc.
Foundation preferred
Brick preferred
Not on a FEMA floodzone
