want to know if this is too good to be true or if this 3.5% is on top of some other rate. i really don't know much about this. and also i only make 70k a year with no debt is it possible to qualify for 500k with such little income?

I was always told when something sounds to good to me true its is more than likely not true.   

Some of it may be that I use credit cards almost exclusively but I pay them off in full each month.

(Not all will, they push credit cards heavily).

Until then, as I understand it, my license would be inactive and basically useless.So with my full time job, working for a brokerage just isn't in the cards for me.

That's true with anything when you aren't doing it yourself. 

That likely is generally true however REITS offer instant liquidity meaning if I want out of a REIT investment I can liquidate it tomorrow.
