Anyone ever got a fix and flip Loan from Rod Aycox and Loan Max?

I have a conditional approval for $10,000  to complete work on a fix and flip I started, and had to stop because of the hidden damage I ran into.   I was always told when something sounds to good to me true its is more than likely not true.   All this Lender is asking is that,  I pay a $850 processing fee but, no other criteria for approval was given.  Sounds like, if I send this $850, I will just be $850 poorer.  Wish someone could prove me wrong by their experiences with this lender.
