I am actually looking to call back a lead tomorrow to try to work out a deal now for owner financing on a property that is already cashflowing.

It's been my Bible since I started two months ago.I am incorporating all of your suggestions and comments to address the details of each item with GC #1 tomorrow and GC #2 later this week. 

I wouldn't push things off today to be marginally better tomorrow.

I'll ask around at my local rei group tomorrow and see if anyone has any leads on portfolio lending.
