If you are a landlord and you have healthy, young tenant that you were trying to remove, as much as you don't want to hear this, it's in your best interests to increase your offer to encourage them to leave.

If debt starts to go bad it could mean massive deflation and ultimately a repricing of all the assets the fed has supported these last 10 years, aka japan in mid nineties with real estate never(as of yet) recovering.If they succeed it means asset prices and gold will soar!

With the considerations I have outlined above for missing and low expenses, I think you will be cash flowing negative for many years before this property finally starts to support itself.
