Student housing hard to come by and get approved through town so is more valuable in this area, plus is an apartment so falls under different set of rules in accordance to students. 

As well as pay off some cc bills, student loans etc. (20k).

I’m a 22 year old Civil Engineering Student and right now me and my girlfriend pay $1050 monthly for rent.

One student in Chicago "got busy with work" and didn't follow up on a couple of opportunities.

As I was driving home from the gym I drove pass a bandit sign with the words "Investors seeking students" with a number at the bottom and offering between 2k - 100k a year.

I figure 8%, but this is very localized.Repairs and CapEx look high, too. 7.5% each should be fine, unless there are extenuating circumstances (e.g. very old property, student / low-income housing with higher repairs)Insurance looks high for a house at this price point.

Student rental is a different animal from regular long-term rentals. 

I plan on using an FHA loan and buying a house near campus while renting it out to other students.

The current tenants (all university students) had 1 dog on the lease. 2 of the 3 tenants just gave us notice that they now both have emotional support dogs that they are bringing into the upper unit and have letters for their ESA.
