@Steve Moody  well it took 4 plus months.. but like I said the electrician baled to Alaska and we had a very busy travel schedule this summer.. so if we were right on top of it could have been done in 45 days or so.but with bank money a few months does not kill us on holding costs.. so that's good.I would like to think they can all be this good but with how competitive the PDX market is this is about as good as it gets off of the MLS in my mind..

Sell your depreciating debt (jeep) and pay off any other loans/CC you have.Don't go out with your friends and throw money away at the bar, or restaurants, traveling, etc.Work on making more at your current job, or try for a promotion while also picking up shifts when your off.If you are serious about investing in real estate, the stock market etc.

But like I said, hopefully you already made a smoking deal to buy the note and don't need a Plan B.

Depending on the city the employees would stay as needed as they traveled or the owner would stay as needed. 

It sounds like they're going to start going the way of Maryland and DC.You have to look real hard for deals but if you can't make NoVa work then you should look at areas you like to travel to, maybe somewhere you have family. 

I wanted to have a clean, quiet place to come back to from my travels, without having to do the outside maintenance and landscaping.
