It boggles my mind when I see brand-new investors talking about setting up an LLC for each property, bank accounts for each LLC, hiring a CPA, developing a business logo, setting up a web site, etc.People set up an LLC to protect themselves.

I don't know if it's reasonable to expect any company to provide same or next day service, and I am well aware of the major disadvantage in the building being too small to have an on-site manager & maintenance person, but those delays in my opinion are dragging the performance down.I doubt I overpaid for this.

(Though, there are certainly better ways to invest your money.)However, if I put $10k down on a $180,000 multifamily property that has even a -$5 monthly cash flow due to a 15 year fixed rate loan, the consensus on this site seems to be it's a "bad deal."
