Hello everyone, my name is Josh and I live in sunny Avondale, Arizona.I found this site while trying to find foreclosure homes in California.

Is there anything good on this site that I need to be aware about?

Welcome aboard.....this site is a great resource for investors at all levels.

I have a tool in the upper right corner on my blog that will take you directly to the HUD site for your state , then I would suggest going in and reading the broker manual and the forms for buying a HUD home in your state, many states list the home for 10 days as owner occ, then on the 11th day it can be bid on by "all purchasers" which would be you as an investor.I have never heard of hard money lenders looking at your own home, they are typically concerned with the home that you are buying.

Not sure who Reed is and obviously I don't recommend you take anything he (or anyone) says at face value without doing your own research.I thought the site had some interesting info.

Or if there's a good (as opposed to 'bad') web site or anything else that will help me grow beyond my current newbness.

Unfortunately, there is really no other site out there that compares to loopnet.

this site is great for the general knowledge you can get about almost anything.
