So I regularly use IG Stories to post what kind of properties Im looking for, and those agents then hit me up if they have something coming up that fits my criteria. 

I've heard some horror stories about another investor getting into a mess because they called an inspector out and they made him update the firewalls in the walls. 

We live in Canada, and she does not hold any investment property because we heard some horror stories about dealing with US taxation.

Here's my (similar) story: Habitual late payer, usually finds a repair needed, withholds payment, threatens to call codes, has added another tenant to the unit without notification, a HUGE pain in the butt to the neighbors...

I can tell you some stories about how he spoke with people on the phone he never met and he described the clothing they were wearing, their height, whether or not they had a mustache, when they had a morotcycle, what brand motorcycle and even the pattern and color of their clothing.

I would consult your attorney before using some of the above mentioned methods as here in CA, you could easily get sued for some of those.Asking with your sob story is step 1.
