I think 2014 will be an outstanding year to buy and rent out sense all the new laws will take effect, and I was told that 7 out of every 10 will not have an outstanding credit score to qualify for a loan so those need to rent somewhere, and everyone can think the government for their input.

We ate wondering if we could score a couple more properties this way without going through banks.

Recently discovered the site and am pumped there is such an incredible resource like BP.

All you could lose by using someone else's money is your good credit score.

Incredibly poor timing on that tenant's part and a good dollop bad luck.

My credit mid- score is ~680 now, even with the BK, and my income is over $140K/year.Anyone have any ideas as far as lenders or govt backed programs?

I find it all so incredibly interesting to learn about and want to start applying the tools I have and put them into action.Although I am eager to get going as soon as possible, I do have a few limitations and have had some set backs when it comes to income available as well as credit history for loan/mortgage approval.I have been doing a lot of reading about lease options, lease purchases, notes, partnering with an investor, purchasing without a bank loan...I am wondering if there is anyone who can help with some insight who may have gone this route or found themselves in a similar situation as me who could offer some advice on the best way for me to get started.Thanks so much!
