I am interested in buying a commercial property (office, retail) and was wondering at what point I receive information on income and expenses such as rent roll, leases, maintenance cost to calculate NOI and cap rates.

Is there a way to set up an account that can strip out the $ for 5% vacancy, 5% capx, maintenance %, ect and automatically set up individual buckets for each? 

I have a home watch/maintenance buisness 5)-5 I could bill it through. 

We wanted a nicer property to minimize maintenance headaches and to attract a higher class of tenant and therefore new construction was recommended to us.

I want to preface this by saying that I already own a small commercial building for my business and my personal home, so I understand what owning a property and required maintenance can look like.
