The banks love to lend to people who do not need their funds and even then the paperwork is ridiculous and the time one must wait for a decision makes many investments (especially great real estate deals) impossible.

I will admit the first few I was Ridiculously scared..in my mind I kept saying I'll hang them up once all the cars go by, but the cars never going to stop it was a beautiful Sunday.

Which I find ridiculous, their inspection was 2 days after closing of course the house was vacant , and on the roof, the roof passed inspection and is about 7-8 years old and I haven't seen any roofs(besides new) that don't have some stains or minor discoloration.Obviously this is a loser company.But my question to you is.

You're right that if people know you are under the gun, they'll ask ridiculous prices, which will negate any advantages to a 1031.If I was selling a SFH to fund a purchase, I would try to avoid the normal time constraints of a 1031.
