For any newbie investors who read this thread or another, if you are buying long distance and you have a PM company who doesn’t respond within 24 hours of all requests during the work week, find a new Pm company.

They might complain about something small and unimportant, and when they find that the landlord responds and "fixes" the issue quickly, they keep the requests coming, and that can become quite the waste of your money, time, and resources.A property manager/landlord should respond quickly/immediately for true emergencies and up to a few days for unimportant requests.

(big if) then there might be padding for my inexperience.To respond directly to your comments - I don't think you will get a commitment until you have things in order and I don't think you will be able to sell anyone else on the deal (to get your offer in order) unless they see the property know you have your ducks in a row.

He responded advising that this needs to be an Arms Length Transaction and since I am a third party negotiating on the behalf of the seller that this would be an issue.I am attempting to assist the non owner occupied home owners to resolve this issue but I don't want to let this deal slip either.
