You want to include renovations costs, closing costs, etc in the financing of the deal.  

As @Paul Timmins mentioned The Book on Estimating Rehab Costs will really help new (and more experienced investors as well) investors get an idea of what repairs and renovations will cost. 

I once insisted on reading the 25 pages of documents that accompanied a no interest lead renovation loan.

Hi,I'm in Sparta and have been renovating distressed properties.  

For example, for the first couple of deals... you go find the house and then assist them with the renovation/flip and you share in part of the profits. 

Then once I have the required permits, I would like to use hard money to finance the rest of the renovation.

My question is, is there some type of financing that includes extra money to be put into the renovations?

I have renovated and currently generating income from these 2 properties.

Do you have someone to help you with renovations?
