Hello everyone, I was just wondering what are the rules and regulations if I want to offer out of state investors maintenance, repair and rehabbing services for their properties.

Regulations aside, an out-swing hatch would not work here as you would never push it open when there is 2' of snow on the roof :-O Unless there is a gas-assist piston, a small person may have difficulty pushing the hatch open anytime.

I work in bank regulation, and we discuss these same things, because multi-family is being financed right now with very thin debt service margins and creeping LTV's all over the industry (many on BP have shared their great terms..).

Be sure to check your state and local regulations as they may be different.But as far as advertising I would start right away!

Jenny, and as other know but attempt to circumvent laws with "systems" rent-to-own is now pretty well regulated and may require a mortgage originator on the deal, suggest a note and chattel lien or deed of trust if it's RE, not rental payments.....but anyway, this issue has been beat to death on here.

That's what we preach (after, "follow your local laws / regulations").

Choose whomever you may be comfortable with, because they all have the same federal laws/regulations which they have to follow.

Building a bigger house may not comply with a lot of the new regulations, but ask if there is an administrative variance or if you actually need to go through the full-blown hearings with input from the neighbors.

Only one subsidized coal power plant has been built since the new regulations and several older coal plants are being retired early as the cost to comply is too great to remain economicly viable.

However, keep in mind that every state varies in their real estate laws/regulation so it is ALWAYS best to have an attorney review your contracts to make sure that they are appropriate for your situation in your state.
