I'd contend there are no "real" wholesalers in Raleigh.

Louis presents a promising opportunity for real estate investment, given its affordability, rental demand, and economic stability.

So far I can think of:  - Using agency resources to get my RE license - Trying to make connections with agents who work with investors (as opposed to typical homebuyers)  - Learning the local market through osmosis/exposureAny ideas and/or insights would be well appreciated. 

Think about how can you make your property a no brainer when having to decide between an apartment and a home. 2-Contact homeowners who are not in your close proximity, so they do not feel threatened, and ask them what are they seeing in the market, and how are they are adjusting (most likely you are not the only one who is experiencing this). 3-  If you decide to work with a real estate agent, use one that works with rentals, and better yet, someone who specializes in property management as well, because they will help you weed out  bad applicants. 4- This last one I do not have experience with, but I would definitely try it if my rental was near a hospital: Partner with a company that finds housing for traveling nurses.

What additional services or support, beyond financing, do real estate investors value when working with a private or hard money lender?

I Am New To Real Estate Investing.

However, I'm not a licensed real estate broker, which means I can't legally hold funds in the state. 

Speak to a real estate attorney as I cannot really give legal advice on this, but I have seen clients of mine structure this as a leaseback. 

Private lenders are a key way to invest in real estate.
