what happens is investors set them selves up for this stuff by choosing properties with higher Paper returns..if you buy in Memphis at 5 and 6% returns and over 1000 rents your normally fine.. and basically any area.. its when you try to push those returns up that your risk goes up with it.. 

There were some threats of lawsuits from one guy because he had a competitor try to buy his share out to gain an edge against us, but we were in the right and kept pushing and everyone backed off. 

It seems like cheap insurance, but if that $20/month significantly cuts into your ROI or it pushes the PM expense >8-10% of rents, its' probably not worth it. 

I am questioning whether a business can be structured upon the assignment of contracts and still be full of integrity.I want to give y'all a chance to keep me from walking away from this widely popular model, or give you a chance to fully push me over the edge to walk away and never look back.

Two, push off as many utilities directly onto the tenants as possible, if they have no incentive to conserve, they won't.

But more of the deals I am looking at are off loopnet (where deals go to die) in order to just get the idea down and to see what some agents leave off or add in (pro forma) in order to try and push the property.Right now I am trying to get more of a feel for what market I want to jump into and find the tricks (red flags) I can expect to see when it is time to start making moves.
