I have all of my properties under an LLC, which is good for personal asset protection.

It's not making you money unless the lease also protects you corporate wide and in receivorship.  

Some lend 2/3 of the ARV; to protect the downmarket.You have to shop around; to see who can do based on your long term costs and requirements.

They’ll have to refund you the deposit.I have yet to see a seller sue because a buyer couldn’t perform given your circumstances -  especially when you still have protection under the agreement.

An LLC does not offer the protection a lot of people think, it just contains the liability within, like a firewall.

Show them why you invest where you do, how you will protect their investment, and how they will get paid back.
