However, I think I was justified in asking the question when a trusted platform such as BP allowed this guy to promote his BS and as far as I know, has had no follow up.

Ownership remains the same as before the distribution, but equity is now lower as the property has greater debt.At the completion of the refinance, the sponsor MAY be owed a payout or “promote” fee depending on the terms of the Agreement between the passive investors and the sponsor.
