Big ticket' or small items should be prioritized in a manner that works with contractor/trade availability and the natural progression of the project.

We are more interested in buy and hold, and progressing to a bigger property.

Property values in Ytown are appreciating, and they will appreciate faster the more investors who put real money into their properties.If you're a BRRRR investor, you will probably leave money on the table when you refinance if you've done a C2 type of rehab, and that makes it difficult (it's held my progress back for sure).

It's a calculated bet called the "path to progress".

It is good to have workers take pictures during their work progress and send them to you if you can't be there. 

It is going to be incremental and vary by region.Unfortunately, my places are in Oregon and the progressive party's number one target is landlords.
