My marketing strategy is whatever I am testing and tracking I want it to produce 4 to 1 results at least.

For biking, you can rent bikes and do some trails at Matthew Winters park near Red Rocks (15 mins west of downtown Denver), there's some fun trails there. 

Keeping it in it's current floor plan won't produce enough rental income to make my numbers work.

We have Texas Tech University, the best hospital within a few hundred miles, and produce the majority of the U.S.'

and the rates are high in good school districts.Good contact would be Account Closed is a MF/commercial agent out there who knows every nook and cranny of the area, but full disclosure, he is my brother (but he does rock at what he does!)

I was a bit naive on some things and as I had shared with someone offline I dont know that I'd have been brave enough to take the leap to this business had my former employer at my W2 job made my life so miserable I hit rock bottom...so I have to give kudos to them for kicking me in the butt and throwing me over the cliff.  

Currently in the process of learning how to own rental properties to produce monthly cash flow.

We did a quote with Arcana last week on two properties. that is a little more than 1/2 of what I am paying with my current provider and actually any vacant property produced I have used and I have worked with 2 of the top providers in the country over the past 10 years.  

Margins are tight and milk doesn't pay to produce, I know a lot of farms maxing out their financing as well as investors dumping money into the larger dairys to keep them afloat.
