I know several contractors with whom I work, that don't advertise in any way, shape or form and yet they have steady, year-round work... all referral or repeat based... at retail.

I ask because some folks have stated that you cannot create advertisements specifically requesting only a certain class of tenant apply (i.e. students).

Well the way they are advertising it is as "ROI"...

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.

I posted about networking with other active investors and lenders in my area and BP removed the post because it was deemed an advertisement offer of goods and services.
